Poerio Inc. | Industry Basics | Working With a GC
When you hire a general contractor, you’re not just hiring one company — you’re getting access to their entire network of subcontractors and trade partners. These are the electricians, plumbers, HVAC technicians, concrete workers, roofers, and other specialists who perform the hands-on work. How a GC selects and manages these trade partners has an enormous impact on your project’s quality, timeline, and cost.
How We Select Subcontractors
At Poerio, we don’t just go with the cheapest bidder. We prequalify subcontractors based on their financial stability, safety record, workforce capacity, experience with similar projects, and references from other general contractors. We’ve been in business since 1989, and many of our trade partners have worked with us for decades. Those long-term relationships mean we know who delivers quality work and who shows up when they say they will.
For each project, we solicit competitive bids from qualified subcontractors in each trade. We evaluate those bids not just on price, but on scope, schedule capability, and past performance. We then make recommendations based on the best overall value for the project.
Why Relationships Matter
In a tight labor market, subcontractor relationships are one of the most important assets a general contractor has. When qualified electricians and HVAC crews are in high demand, they prioritize the contractors they enjoy working with. We’ve built those relationships by running organized jobsites, treating trade partners with respect, paying promptly, and planning work so they can be productive.
For you as the property owner, this translates to better crew quality, more reliable schedules, and less turnover on your jobsite.
How We Manage the Work
Once construction starts, our superintendents coordinate the daily work of all trades on site. This includes managing the construction schedule, coordinating trade sequencing, conducting quality inspections, holding safety meetings, and resolving conflicts that arise between trades.
We hold regular coordination meetings with our subcontractors to review schedule progress, upcoming milestones, and any issues that need resolution. Good communication is the key to keeping multiple trades working efficiently in the same space.
When you work with Poerio, you get one point of contact and one team managing every trade. That’s the value of a good general contractor.
